Most carpet cleaners come to the job from cleaning. We came to it from estate agency, lettings, housing development and property management — which means we already knew what a landlord inspects, what an agent needs before a check-in, and what a homeowner actually notices.

Where we came from
Our director spent nearly twenty years in the property industry — estate agency, housing development, lettings and property management — working with local authorities and housing associations as well as private landlords.
That background shapes how we work. We have stood in a lot of properties at check-out, seen what gets argued over, and know the difference between a carpet that needs cleaning and one that needs replacing. We will tell you which yours is, even when the answer costs us the job.
It is also why landlords, letting agents and managing agents make up a good part of our work. They need someone who turns up when they said they would, leaves the property as they found it, and can be relied on to say what the carpet will and will not do.

Domestic work is most of what we do, but a good part of our week is spent in buildings where the carpet has to be back in use by morning — and where who you let through the door matters.
Care homes
Low-odour products and fast drying times, because residents cannot be moved out while a floor dries. We work room by room and around meal times.
Nurseries & schools
Carpets children sit and crawl on. Wool-safe, low-residue products, worked around the school day or during holidays, with everything dry before the doors open.
Leisure centres & gyms
Large floor areas with heavy footfall and chalk, grit and sweat ground into the pile. Cleaned overnight or between sessions so the venue opens on time.
Local authorities & housing associations
Void properties, communal stairwells and corridors. Scheduled work, documented before and after, invoiced the way their systems need it.
Letting & managing agents
Check-out and check-in deadlines that do not move. We turn up when we said, and tell you straight away if a carpet will not come up to standard.

What we will tell you honestly
Some marks will not come out. Old spillages can reappear days later as the carpet dries — the trade calls it wicking, and no cleaner can see it coming. Worn areas will look cleaner but they will still be worn. We would rather say all of that before we start than leave you disappointed afterwards.

How we have grown
Almost entirely by word of mouth. We have not grown by undercutting anyone or by chasing volume — we have grown because people who used us told someone else to.
That puts a particular pressure on every job, and it is the pressure we want. A customer who recommends you is one who was told the truth about what their carpet would look like, got the price they were quoted, and had someone turn up when they said they would.
If we ever stop earning that, the business stops working. Which is why we would rather lose a job than oversell one.
